Each year at this time I have people asking me if they should list now or wait until after the holidays. If you are considering a move here are some things to consider.
Your home looks wonderful decorated for the holidays, why not use that to your advantage? Buyers may feel an emotional attachment seeing your home looking festive.
Today’s buyer is shopping online and they will continue to monitor new listings throughout the holidays. Today’s hectic lifestyles often mean that people have more time over the holidays to look at homes while they are taking a few days off of work and the buyers who are looking tend to be more serious buyers.
Many people are visiting from out of town over the holidays and are interested in looking at properties while they are here. Think of the parents moving to town to be near their kids and grandkids, this is the perfect time for them to look while they are all together.
There is less competition as other sellers are waiting until after the holidays to list.
You can still be in control of showing times so if you are entertaining just let your Realtor know and they will book showings around your schedule.
If you just can’t bring yourself to list in December consider listing first thing in the New Year. Many people have a new year’s resolution to purchase a home and they will start looking early in the year. Traditionally there is less inventory for them to look at in the early months and they are motivated to buy. This again means less competition for you.
Listing in December or January can mean that you have a captive audience looking at your home when it looks it’s best and there is less competition. This can work to your advantage by introducing more buyers to your home.
