Statistics show that 85% of buyers are looking at listings online before they ever call a sales representative to go out to look at houses. 85%!!  You only get one chance to make that first impression.

 

Many home buyers will say that online pictures are the most useful tool in their home search. With busy lives, buyers do not have time to go out and preview dozens of homes, they are doing their shopping online and then making a short list of homes to go out and see.

 

Pictures that are poor or less than flattering can turn buyers off, leading to fewer leads and offers. In real estate, good pictures –the right pictures– are worth more than a thousand words - they can be worth thousands of dollars. The right pictures will attract more viewers, more interest and result in a quicker sale.

 

When you are looking at homes online which listings do you spend more time on? Most people will spend more time looking at the listing with lots of great professional pictures over the ones with one or two outside shots of the house.

 

If you were selling your home wouldn’t you want your listing to have lots of great professional photos? Wouldn’t you want your home to be the one that buyers spend more time looking at?

 

Just as important are virtual tours. This is where the potential buyer can really get a feel for the house and its special features. A good virtual tour with lots of information will evoke an emotional connection to the home that a listing feature sheet cannot do.

 

I am not a photographer and I have not had training in photography. This is why I hire a professional photographer to take pictures of all of my listings. When you are looking at pictures of homes online it is not difficult to spot the difference between photos taken by a professional and ones taken by the sales representative using his or her own digital camera or cell phone. Professional photographers use professional equipment and have the skills, training and eye for making your home look its best. That’s their job.
